Stop chasing junk. We filter validated council planning applications from across Scotland and score each one 1-5 on commercial usefulness — so builders, electricians, joiners and roofers can find real work from real projects. No pay-per-lead. No bidding wars. Just intelligence.
Every validated planning application means someone's about to spend £20k-£200k on construction. Extensions, loft conversions, demolitions, new-builds, renovations — they all need trades. We tell you which ones are worth your phone call before they show up on MyBuilder, before they call three other joiners, before the work gets sold to the highest bidder.
Whether you're a builder in Glasgow, an electrician in Aberdeen, a joiner in Edinburgh, or a roofer in Dundee — every validated planning application from your chosen council areas lands in your inbox every Monday. One subscription covers your whole team.
Every validated planning application across Scotland's 32 council areas — checked daily. You pick the areas that matter to your business.
Extensions, loft conversions, demolition-and-rebuild, renewals, new-builds — all ranked on commercial value to local trades, not just application type.
That's it. PDF lands Monday morning. Read it in 10 minutes. Call the leads you want. The work shows up in your inbox before it shows up anywhere else.

Directly from Scottish council planning portals — all 32 local authority areas. We check them daily, filter out the noise (certificates of lawfulness, tree work notifications, advertising consent), and score only the applications likely to generate commercial work for local trades.
Those platforms sell you "leads" generated by homeowners filling in web forms — often fake, always sold to multiple tradesmen, and priced per introduction (£10-£50 each). Scottish Trade Intel gives you real planning applications from the council, scored and ranked, for a flat monthly fee. You decide who to call. No bidding wars.
Any trade that gets work from construction projects: builders, electricians, joiners, plumbers, roofers, scaffolders, groundworkers, plasterers, kitchen fitters, bathroom fitters, landscape gardeners, and renewable energy installers. If someone's getting planning permission, they'll need trades — we tell you who and where.
You still get an issue — fewer leads, same analysis. Some weeks a council area validates 3 applications. Some weeks 10. You'll always know what moved, even if it's light. No fake padding.
All 32 Scottish local authority areas. When you subscribe, you choose the council areas you want to receive leads for. Starter gets one area, Local Pro gets two, and Regional covers five. You can change your selected areas at any time.

Yes — forward the PDF to anyone you want. One subscription covers your whole team. We're not policing inboxes.
Yes. Planning applications are public record under the Town and Country Planning (Scotland) Acts. We're reading the same data anyone can access on the council website — we're just filtering it, scoring it, and packaging it so you don't have to spend an hour every week doing it yourself.
We score each planning application on commercial usefulness to local trades. Factors include: project scale (extension vs full new-build), number of trades likely needed, validation recency, location density, and whether the project is at a stage where trades can still get involved. A 5/5 means "phone today" — a 1/5 means "awareness only".
I built Scottish Trade Intel because I was tired of watching talented tradesmen waste hours on junk leads from MyBuilder and Bark.
Planning applications are public record — they're sitting on council websites right now. They just needed someone to filter the noise, score what matters, and package it so you're not spending Sunday night scrolling through "Certificate of Lawfulness for a garden shed" applications.
The goal is simple: help local tradesmen find local jobs before the work shows up on lead-gen platforms or gets sold to the highest bidder.
This isn't a lead-gen platform. It's not AI slop. It's just validated planning data, scored by someone who understands what tradesmen actually need, delivered every Monday so you can pick up the phone before everyone else does.
If it saves you time, brilliant. If it doesn't, cancel and get your money back. Simple as that.
