Directly from Scottish council planning portals — all 32 local authority areas. We check them daily, filter out the noise (certificates of lawfulness, tree work notifications, advertising consent), and score only the applications likely to generate commercial work for local trades.

How is this different from MyBuilder, Bark, or Checkatrade?

Those platforms sell you "leads" generated by homeowners filling in web forms — often fake, always sold to multiple tradesmen, and priced per introduction (£10-£50 each). Scottish Trade Intel gives you real planning applications from the council, scored and ranked, for a flat monthly fee. You decide who to call. No bidding wars.

What if a week is quiet?

Which Scottish councils are covered?

All 32 Scottish local authority areas. When you subscribe, you choose the council areas you want to receive leads for. Starter gets one area, Local Pro gets two, and Regional covers five. You can change your selected areas at any time.

When does the planning leads PDF arrive?

Every Monday by 9am. Week ending the previous Friday. Gives you the full weekend's validated applications plus anything that came through Monday-Thursday the week before.

What's the cancellation policy?

Cancel anytime. No lock-in. If you cancel mid-month, you keep access until the billing cycle ends, then it stops. No penalty fees.

Is using planning application data legal?

Yes. Planning applications are public record under the Town and Country Planning (Scotland) Acts. We're reading the same data anyone can access on the council website — we're just filtering it, scoring it, and packaging it so you don't have to spend an hour every week doing it yourself.

How is the 1-5 score calculated?

We score each planning application on commercial usefulness to local trades. Factors include: project scale (extension vs full new-build), number of trades likely needed, validation recency, location density, and whether the project is at a stage where trades can still get involved. A 5/5 means "phone today" — a 1/5 means "awareness only".
