How it works.

Three steps. Zero guesswork.

01

We filter the council feed

Every validated planning application in East Dunbartonshire (expanding to Glasgow City, East Renfrewshire, North Lanarkshire soon). We check the data daily.

02

We score commercial usefulness

Each application gets a 1–5 score. Extensions, loft conversions, demolition-and-rebuild, renewables — all ranked on real trade value, not application type.

What you DON'T get.

No bait-and-switch. No upsells. No spam.

✕ What you DON'T get

  • Pay-per-lead schemes that charge you £10–£50 per "introduction" to a fake enquiry from a lead-gen platform
  • Tender spam — bloated procurement portals charging you to bid on work you'll never win
  • Databases of "homeowners looking for quotes" generated by Facebook ads and sold to 20 other tradesmen
  • Auto-diallers, CRM upsells, or anything else that isn't the actual intelligence

✓ What you DO get

  • Real planning applications from East Dunbartonshire Council — validated this week, public record, no fabrication
  • Commercial scoring — we rank every lead 1–5 so you spend time on the ones worth your attention
  • One PDF, every Monday — readable in 10 minutes, sent to your inbox, stored forever if you want
  • Cancel anytime — no lock-in, no penalty fees, keep access until your billing cycle ends

Frequently asked questions.

Where does the data come from?

Directly from East Dunbartonshire Council's public planning portal. We check it daily, filter out the noise (certificates of lawfulness, tree work notifications, advertising consent), and score only the applications likely to generate commercial work for local trades.

How is this different from MyBuilder, Bark, or Checkatrade?

Those platforms sell you "leads" generated by homeowners filling in web forms — often fake, always sold to multiple tradesmen, and priced per introduction (£10–£50 each). Scottish Trade Intel gives you real planning applications from the council, scored and ranked, for a flat monthly fee. You decide who to call. No bidding wars.

What if a week is quiet?

You still get an issue — fewer leads, same analysis. Some weeks East Dunbartonshire validates 3 applications. Some weeks 10. You'll always know what moved, even if it's light. No fake padding.

Which councils are covered?

Now: East Dunbartonshire only.
June 2026: Second council area added (Glasgow City or East Renfrewshire).
Q3 2026: Expanding to 4–5 council areas across the Central Belt.
Higher tiers get multiple council areas. Starter stays single-area indefinitely.

When does the PDF arrive?

Every Monday by 9am. Week ending the previous Friday. Gives you the full weekend's validated applications plus anything that came through Monday–Thursday the week before.

What's the cancellation policy?

Cancel anytime. No lock-in. If you cancel mid-month, you keep access until the billing cycle ends, then it stops. No penalty fees.

Can I share my subscription with my team?

Yes — forward the PDF to anyone you want. One subscription covers your whole team. We're not policing inboxes.

Is this legal?

Yes. Planning applications are public record under the Town and Country Planning (Scotland) Acts. We're reading the same data anyone can access on the council website — we're just filtering it, scoring it, and packaging it so you don't have to spend an hour every week doing it yourself.
